is responsible for providing reliability engineering support for
operations and maintenance of buildings, infrastructure, and
equipment assets. In coordination and full collaboration with the
Engineering Services Reliability & Asset Management COE, the
Reliability Engineer is responsible for implementing a strategic
asset management plan to integrate clients existing systems
including building automation, energy management, maintenance
programs and life-cycle asset management approach. Develops
analysis methods to determine reliability of components, equipment,
and processes in accordance with JLL's enhanced Reliability & Asset
Management program. Acquires and analyzes data from connected
systems and continually improves maintenance program strategy to
meet outcomes-based performance measures. Conducts ongoing
maintenance maturity assessments to assure progress to plan.
Oversees root cause failure analysis (RCFA) of equipment failures
to determine the required corrective action for the situation.
Consideration will be given to the cost limitations for equipment
uptime/downtime, repair/replacement costs and weight, size, and
availability of materials/equipment. - Determines cost advantages
of alternatives and develops action plans that comply with
internal/external customer demands for reliability
processes/equipment to avoid failures.Position Responsibility of
ESSENTIAL FUNCTIONS:Recognizes that assignments are broad in nature
and require appreciable originality and ingenuity to complete them
and considerable latitude for un-reviewed actions or
decisions.Asset ManagementWorks under general direction of
Engineering Services Reliability & Asset Management platform for
instruction in deploying client's strategic asset management plan
with matrix reporting back to the clients lead engineer (FM).
-Integrates data from BAS, automated fault detection diagnostic
engines, maintenance programs, and capital planning processes to
develop life-cycle analyses and recommendations for repair vs.
replacement decisions.Support all efforts in the execution of site
level Asset Management & Reliability programs and processes to
effectively increase machine/facility system reliability and
compliance.Conducts program and system/equipment audits on a
periodic and as needed basis. Audits will generally be focused on
safety, regulatory compliance, maintenance effectiveness, cost
savings, and energy conservation.Supports JLL operational
compliance program and follows company safety and health guidelines
and other company policies.Coordinates the use of other engineers,
technicians, and third-party resources to accomplish the objective
of cost-effective Asset Management & Reliability improvements for
maintenance and projects.Reliability EngineeringEquipment
preventative maintenance (PM) task creation and management for
continuous improvement and PM optimization.Responsible for ranking
the criticality of the assets under their care, typically using
Reliability Centered Maintenance approaches, and for defining the
proactive maintenance approaches that are cost-beneficial to the
business.Create and conduct Reliability studies, as well as
understanding drawings and schematics.Create risk mitigation
strategies for critical assets that can be deployed across the
asset portfolioInvestigate new technologies for reliability
improvementsConsiders impact of costs on recommended action plans
for avoiding/correcting problems during the design phase or
remedial action for correcting reliability problems on installed
equipment; performs root cause failure analysis to help prevent
failures.Facilitates/supports operational event and equipment
failure investigations to ensure that the root cause/causal factors
have been identified, corrective actions prescribed, and follow-up
monitoring conducted as applicable, to determine
effectiveness.Condition-based MaintenanceUnderstanding of moving
and rotating equipment such as pumps, motors, gearboxes, conveyors,
etc., from an operations and maintenance perspective, mechanically
and electrically.Experience w/ predictive maintenance technologies
including, but not limited to, vibration analysis, oil analysis,
infrared Thermography, ultrasound, and motor current analysis.Plans
and performs engineering operations, monitors operations center
systems, RCM program implementation, process engineering
assignments, root cause failure analysis, incorporation of
condition-based maintenance (CbM and predictive testing and
inspection (PT&I) technologies and conducts equipment condition
assessments. Identify and manage system of continuous improvement
to ensure resolution to chronic "bad actor" equipment.Experience
with Root Cause Analysis, Equipment Criticality Ranking, PM/PdM
optimization, Defect Elimination, and/or Failure Modes and Effects
Analysis.Workflow ManagementMaintain complete and accurate
records/plans within computerized maintenance management system
(CMMS) related to equipment, specifications data, BOM, failure
history, etc.Develop and maintain "Key Performance Indicators" of
equipment reliability.Ensure that the appropriate Maintenance and
Reliability metrics are in place throughout the site,
(planned/unplanned work, planning/scheduling metrics, cost metrics,
MTBF, replacement asset value, etc.).Ensure equipment history is
maintained and analyzed for future trendsActively collaborate with
Maintenance and Planning groups -Capital Asset Renewal/Capital
PlanningExecute multi-discipline facility condition assessments
across multiple labs, manufacturing, office, and distribution
locations in the Americas. Inspect and document and prioritize
asset and field conditions to evaluate remaining useful life.
Document findings in detailed written report and database
formatCompile and prioritize portfolio wide findings for client
capital planning and lifecycle asset management programsSupports
commissioning activities for all upgrade, renovation, and
construction projects which may include, but is not limited to, PM
job plans, reviews for maintainability, critical spares,
documentation, etc.Performs other work as assigned.Experience:BS in
an Engineering discipline, mechanical or electrical preferred.
-Five to 10 years' experience implementing RCM, CbM/PdM methods,
operating building automation and energy management systems, and
thorough understanding of asset management, data analytics, and
capital planning approaches.Experience with building automation
systems and automated fault detection & diagnostics with
integration of connected systemsExperience in critical/ regulated
environments preferred (data centers, laboratories, manufacturing
environments, automotive, petro-chemicals, pharmaceuticals etc.)
-Extensive knowledge of mechanical, electrical, plumbing and fire
suppression systems.Extensive knowledge of commercial, critical,
manufacturing, labs, or distribution facility types
required.Ability to use variety of Computerized Maintenance
Management Systems and IT toolsSkillsProven ability to read,
comprehend and apply information from technical manuals and other
reference materialsAbility to make informed recommendations in
situations where data sets may be incompleteAbility to balance
